You have three options:
    •    Consent to the works: If you’re satisfied with the plans and don’t foresee any issues, you can give your written consent within 14 days of receiving the notice.
    •    Dissent and appoint a surveyor: If you have concerns or want additional safeguards, you can formally dissent and appoint a surveyor. Your neighbour is obligated to cover the reasonable costs of your surveyor.
    •    Dissent and agree on a joint surveyor: Both parties can agree to appoint one surveyor to act impartially for both sides.
    3.    Take no action
If you don’t respond within 14 days, it’s treated as a dissent under the Act, and a surveyor (or surveyors) will need to be appointed to draw up a Party Wall Award.
    4.    Understand the Party Wall Award process
If you dissent, a Party Wall Award will be drawn up by the surveyor(s). This document outlines the scope of the works, how they’ll be carried out, and any protective measures for your property. It may also include a schedule of condition, which documents the state of your property before work begins to help resolve any disputes about damage later.
    5.    Seek professional advice if needed
